Serious problems on a roof can lie hidden for years, and oftentimes are made manifest only after removing the existing shingles. Such was the case with this one-story ranch style home in Friendswood, Texas.
Maximum speed and skill are a must when making these types of unexpected repairs, as the home becomes instantaneously unprotected and significantly more vulnerable to the elements.
Ernie Smith & Sons Roofing has been working in the Friendswood area for almost 30 years, and this particular customer was a referral. In 2007, CNN/Money Magazine listed Friendswood, Texas as one of 100 "America's Best Places to Live.”
We worked with the homeowner’s insurance adjustor to file a claim for a new roof, including a supplemental payment to cover costs for the extensive repairs.
The Friendswood, Texas home lies in Harris County rather than Galveston County, so no State Windstorm Insurance Inspection (TWIA) was required. Ernie Smith & Sons Roofing obtained all necessary city of Friendswood permits and contractor renewal fees.
A large-scale post haste rafter repair project was initiated upon discovery of significant numbers of faulty and rotted framing members, and a total of eight existing 12’ 2 x 6 rafters were replaced.
(In most circumstances, damaged or rotted roof rafters are easily repaired by “scabbing on” to the existing members. However, complete rafter replacement was a must in this particular case.)
A total of eleven sheets of 1/2” CDX plywood were removed and replaced. Additionally, a large gap in the sheathing spanning the entire top of the roof was corrected to meet shingle and ridge vent manufacturer specifications.
Finally, we installed a foil based aluminum thermal underlayment, a new metal chimney base and storm collar, new chimney spark arrestor, and a GAF High Definition shingle with complimentary GAF components and accessories.
A “clean-up incentive worksheet” and final inspection checklist for supervisors ensures another well-done job by Ernie Smith & Sons Roofing in this Harris County section of Friendswood, Texas.
